WHICH MEANS WE

  • have to have had at least five years yacht broking experience.
  • have to be fully covered by Professional Indemnity insurance.
  • will check title.

COMMISSION

  • If you sell your boat through a recognised yacht broker, these rates will apply:
  • the international rate of 10% where the owner, the yacht or the buyer is not in Great Britain.
  • The U.K rate or 8%.
  • VAT is chargeable on all commissions for boats Iying in the E.C.

These rates may seem high in comparison with, for instance, Estate Agents, but as yacht brokers we also have to have a full understanding of the law concerning the sale of boats thereby taking on the job which, in the case of a house sale, would be handled by two sets of solicitors.

WHAT DO WE NEED FROM YOU?

  • A fully completed detail sheet.
  • A good set of internal and external photographs. NB We are always on the lookout for good sailing shots to use in our advertisements.
  • A complete inventory and a copy of a recent survey if you have one.

WHAT YOU SHOULD DO:

  • Ensure that the boat is clean and tidy (as generally it is the ladies who have the final word in the purchase).
  • Remove all gear that is not included in the sale.
  • If the boat is laid up, have all gear that is included either on the boat - in store nearby easily available for inspection.
  • Make it easy for buyers to inspect the boat by having it in a Marina or mud berth, or with a motor tender easily accessible if the boat is on a mooring - we can advise the best place nearest to you if necessary.
  • Give us, or a local representative, a spare key or even hide one aboard as often buyers give us little or no notice of their visit.
  • Make sure that everything is in working order as far as possible and that any minor repairs have been carried out. If there are any defects with the boat, or its equipment please inform us as soon as possible.

WHAT WE WILL DO:

  • Inspect the boat and advise on the market price.
  • Prepare a Broker's superficial condition report N.B. this is not the same as a survey .
  • Help prepare the detail sheet.
  • Take photographs if none exist. We have professional photographic gear to do this.
  • Help draw an accommodation plan. We have them for most standard designs.
  • Show customers over the boat (if required) with or without owner's presence.
  • Take advertising space to feature your boat.

BROKERAGE ADVICE

  • Naturally we prefer to be the sole agency selling your boat as there is then no confusion as to who found the buyer. So, if you are seriously trying to sell the boat yourself, I believe it is better for you to have a go then, if you have no luck, let me have a clear run.
  • If you do find a buyer however, I am quite prepared to do the searches and organise Contracts, Bills Of Sale, VAT invoices etc., for a fee which would be less than half the normal commission, depending on the amount of work entailed.

IF YOU ARE THINKING OF BUYING A MULTIHULL

  • We will include your name on the PBM selective mailing list so that, for one year, you will be sent details of any yacht which fits your requirements that comes on to our books.
  • We will show you some boats that we believe will suit you.

WE CAN ALSO

  • Help in organising a survey, but we must not suggest a surveyor for ethical reasons, but we do have names and addresses.
  • Help in getting insurance. We have contacts who can generally provide very competitive quotes.
  • Help in organising finance.

THE STAGES IN BUYING OR SELLING A MULTIHULL

  • Seller instructs broker and gives him details, photographs, and drawings of boat.
  • We inspect the yacht, write a report and advise the seller on price if required.
  • We print detail sheets and send them out to customers on our books.
  • Buyer asks to see the boat and we arrange to show him over, alternatively, arrange for the owner to do this.
  • Buyer makes an offer to the broker, either -
    a. As is where is
    b. Subject to survey
    c. Subject to sea trial
    d. Subject to b and c
  • Seller accepts .
  • We will prepare sales contract for both parties to sign
  • We then check any registered debts on the boat.
  • Buyer lodges 10% holding deposit with our Bank into our escrow account - this is returnable if the sale does not go through.
  • Buyer arranges survey and sea trial with broker and seller.
  • If survey and/or sea trial acceptable, buyer pays remaining 90% If not the price is normally renegotiated or occasionally the sale falls through.
  • We then prepare a Bill of Sale and documents concerned with change of ownership.
  • Next we arrange the handover of the boat.
  • PBM pays the seller.
  • PMB arranges insurance cover if required.
